French institutional investor Iroko has acquired a portfolio of three hotels in the Emilia-Romagna region of Italy.
The acquisition of the hotels located in Sassuolo (Modena), Castelmaggiore (Bologna) and Ferrera represents Iroko’s first real estate investment in Italy. This follows a 2024 in which the Italian hotel market saw a transaction volume of over €1.5 billion, making it the 4th most active market in Europe
All of the assets are operated by B&B Hotels.
Christie & Co acted as advisor to seller Bayview Italia.
What they said
Salvatore Della Cave, head of real estate at Bayview Italia said: “We are very pleased to have worked with Iroko and supported them with their first real estate investment in Italy. The three hotels benefit from the presence of a reliable tenant like B&B Hotels Italia with a long-term lease.”
Carine Bonnejean, managing director – hotels at Christie & Co added: “We are delighted to have supported the Bayview Italia team again. This deal demonstrates the growing appeal of regional destinations as opposed to the key gateway cities, particularly supported by a strong and established tenant such as B&B Hotels.”
