Kokomo Capital buys German property for lifestyle hotel brand

Swiss-based Kokomo Capital has purchased Seehotel Waltershof in Rottach-Egern on Lake Tegernsee from German real estate company Rodex Haus-und Grundverwaltungs.

Located in the Bavarian Alps in Germany, south of Munich, the 36-key hotel will be repositioned and operated under Kokomo’s lifestyle hotel brand Anagram, which debuted in Munich and has further openings scheduled in Rome and Berlin.

The works will see Kokomo add 21 keys, bringing the hotel to a total of 57 rooms and suites. The property – scheduled to open in 2027 - will also comprise an indoor pool, saunas, a spa and fitness area, as well as a bar and a terrace overlooking Lake Tegernsee.

While the purchase price wasn’t disclosed, Kokomo Capital revealed to Hospitality Investor that it is currently underwriting total project costs of close to €45 million.

Why it matters

Just this year, Kokomo made its first acquisition in Rome, sharing plans to invest “a low double-digit million amount” into the repositioning of the former office building into a hotel and set to be operated under the Anagram brand from late 2026. Taken together, it seems what we’re seeing is the early formation of a European lifestyle platform with big expansion plans built around repositioning under-optimised assets.
